Letná-Belveder project forms an area with all the amenities, this area is composed by separate residential houses. The first phase (40 apartments) of the construction is scheduled to be completed during the year 2015, followed by all the other phases.
In the first phase, it will be constructed 40 apartments in total with disposals 1+kk (31.5m2), 2+kk (60m2), 3+kk with balcony (70m2 + 3,4m2) and 3+kk with terrace (83 m2 + 11,4m2), while in the residential house, there will be 8 apartments.
Apartments are offered with variable space solution possibility. Separate lockable cellar in the basement is a part of each apartment. There is a parking space in the basement and outdoor parking space in front of the building. Great accessibility. As a part of the area, there will be also a playground, private maternity school, wellness and other services. The project is aimed to children safety, their leisure time and property protection.
For Teplice and its region, Prosetice Hillside presents relatively precious vacant well-solved area, which is intended to develop a fine living.
The constructions of different types were aimed to this area thanks to its indisputable geographical and residential qualities in the past.
A territorial plan from eighties has already specified the Prosetice Hillside area to be covered with amenities of higher quality (educational compounds – e. g. Technical College, School of Nursing, boarding house etc.) in those times. It has also been discussed to construct medical centers or spa resort – related to auspicious thermal springs in Prosetice.
However, in nineties, the most part of the area was being arranged for concentrated family houses construction. In 1993, the technical arrangement begun – engineering site construction in the northern part of the hill. After agricultural lands privatization, the intention was extended to the whole area of the location.
From historical point of view, there is worth mentioning a regulation plan for an apartment construction – this plan was signed by significant Austrian urbanist Camillo Sitte who has operated in Wien and also in Bohemia, Austria-Hungary Empire in those times.
The following reproduction of the regulation plan from Bildarchiv Foto Marburg shows a proposal of the housebuilding on Prosetice Hillside from 1900. According to the other sources, C. Sitte has also participated in several other proposals of the housebuilding in developing locations in the city of Teplice. The principles of founding new cities described in his book are obvious up till nowadays in some parts of Teplice built around 1900 (e. g. Following streets: Lipová – Čelakovského, Potěminova – J. K. Tyla – K. Čapka, E. Krásnohorské and many others).
The location is well-situated and accessible both for pedestrians and drivers. The transport connection is optimal for both basic and upper transport systems. On the contrary, the area is burdened neither with air pollution nor traffic noise.
Optimal conditions to live in here are followed from the hillside exposition and also developing urban structure of new housebuildings. Prosetice Hillside is surrounded by areas of greenness, parcs, suburban greenness and unique nature of Central Mountains.
It is supposed for Letná-Belveder to affect inhabitants in a formative way. This tendence will probably lead to neighborly community formation; this is the element which is hard to reach in satellite towns. The combination of all aspects mentioned above brings a bright prospect of the living in the future in this area, the area, where people enjoy to reside in.
